Haven Free is a home watch and home care membership for homeowners in Sarasota and Manatee Counties, Florida. We watch your home while you are away, care for it while you are here, offer a short list of personal services, and coordinate licensed trades for repairs and improvements — with one named Home Manager, a report after every visit, and one monthly statement. ### Who is Haven Free for? Seasonal owners who are here for part of the year; Florida residents who live here and travel; and year-round owners who would simply rather not manage the house and a list of vendors themselves. ### Which areas do you serve? Sarasota and Manatee Counties, including gated and private communities: Osprey, Sarasota, Siesta Key, Casey Key, Nokomis, Venice, Longboat Key, Lakewood Ranch and Bradenton. No. Haven Free accepts no referral fees, commissions or kickbacks from the trades we coordinate. You engage and pay the trade directly, and our only pay comes from our members. How we choose our partners. ### Will the same person look after my home? Your Home Manager is one named person who has walked your home with you and knows it. Field staff support the scheduled visits, and the relationship stays with the person you know by name. ## Home watch and visits ### What is home watch? Home watch is a scheduled visit to your home while you are away. On each visit we walk the inside and outside against a written checklist — doors, windows and locks; any sign of water, leaks, mold or pests; the air conditioning holding its temperature and humidity; water run at fixtures; the electrical panel; the pool equipment, screen enclosure, irrigation and grounds — and send you a report with timestamped photographs the same day. Our visit reports record what we observed and photographed. They are not home inspections and not an opinion of the home’s condition; when something needs a professional view, we bring in a licensed inspector or trade. ### How often will you visit while I am away? You choose: weekly, every other week, or monthly. Weekly suits summer absences, estate homes and homes with pools; every other week is the usual rhythm for seasonal homes; monthly suits shorter or winter absences and is offered alongside remote sensors you own for water, temperature, humidity and power. See the visit rhythms. ### How is home watch different from property management or house-sitting? Property management usually means managing a rental: finding tenants, collecting rent and handling repairs for them. House-sitting means someone living in the home. Home watch is scheduled visits to a home its owner lives in and comes back to, with a written report each time. Haven Free adds care while you are in residence, personal services and coordination of licensed trades. We do not manage rentals. ### Do I need home watch if I already have smart sensors and cameras? Sensors are a good addition, and we work alongside the ones you own. But a sensor cannot open the door, find the source of a leak, notice a musty smell, take in a delivery, or let the plumber in. Many owners pair monthly visits with their own remote sensors; owners away for longer, or through the summer, usually choose weekly or every other week. ### What can I see after each visit? A report in your member portal the same day: arrival and departure times, a humidity reading, photographs and a plain summary, with a recommended next step for anything that needs it. See the full checklist and a sample report. ### Will your visits satisfy my insurance policy? Your insurance policy sets its own conditions for a home left unoccupied, and only your insurer can tell you what they are. We document every visit, and we will help you ask your agent which visit rhythm fits your policy. ### What happens if you find a problem? You hear from us right away, with photographs and a recommended next step. With your agreement we bring in the right licensed trade, arrange access, confirm the work is finished and report back. Small things are noted in your visit report and handled the way you have asked. ## Storms and the seasons ### What do you do when a hurricane or named storm is coming? We prepare the house to the hurricane plan we agree with you in advance — outdoor furniture, shutters and the settings that make a house ready to sit out the weather. Shutter installation and any repair work is done by licensed firms under their own agreements with you. ### What happens if something goes wrong outside normal hours? Your Home Manager’s number is the one to call, and we agree how to reach us out of hours when your plan is set. For anything that threatens the house — water, a storm, an alert from your own sensors — we act as soon as we are reached, and any repair is carried out by a licensed firm. ### And after the storm? When the weather clears, we visit as soon as it is safe to do so and send you photographs, so you learn how your home is from us rather than from the news. If anything needs attention, we coordinate the right licensed trade. How we handle hurricane season. ### Can you open and close the house for the season? Yes. The seasonal close-up readies the house for your absence, and arrival readiness has it cool, fresh and ready for you — water run, lights on, and a few groceries in, if you would like. ## Keys, trust and privacy ### Who holds my keys, and how? Every key, code and access device we hold is logged in a written access register and signed for. Alarm, gate and lockbox codes are never stored outside that register, and everything comes back to you with a signed receipt when the membership ends. ### Who will I deal with? One named Home Manager who has walked your home with you and knows it — not a dispatcher and not a rota. Field staff support the scheduled visits; the relationship is with a person you know by name. ### How is my information kept private? Member information — travel dates, access arrangements, key records and photographs of your home — is governed by the Haven Free Member Service Agreement, which you receive before you sign. This website collects only what you type into the contact form. See the Privacy Notice. ## Repairs and improvements ### Do you manage vacation or long-term rentals? No. We care for homes their owners live in and come back to. We do not market, let or manage rentals. ### Do you do repairs or renovations yourselves? No. Haven Free LLC is not a contractor and does not perform repairs, construction or licensed trade work. We find the right licensed firm from our Preferred Partners panel, arrange the work and keep you informed. You engage and pay the trade directly under its own agreement with you, and our coordination is disclosed in advance and shown on your statement. ### Can you help with a larger improvement or renovation? Yes, under two agreements: a construction contract between you and a licensed Florida contractor, and a Haven Free coordination agreement for our role on your behalf. Design is available with Oaks Capital Group where you want it. ALWAYS members receive priority scheduling. ## Memberships ### What is the difference between AWAY, HOME and ALWAYS? AWAY is for the months you are gone: scheduled visits at the rhythm you choose, storm preparation and post-storm checks, and personal services. HOME is for the months you are here: a monthly home-care visit and coordination of your vendors and appointments. ALWAYS is both, year-round, with priority scheduling, the seasonal close-up and arrival readiness, and an annual home record review. Compare the memberships. ### How much does a membership cost? We do not publish a price list, because a new coastal build and a twenty-year-old estate under mature oaks do not need the same care. Every plan is drawn from an assessment of your own home, and we will talk it through with you after we have walked the house together. Start a conversation. ### So what will I do with all that time? The heat and humidity keep working on the house the whole time you are away, and summer is also the heart of hurricane season. A careful close-up is the difference between coming home to a fresh house and coming home to a project. Use this list with your own providers’ advice — your air-conditioning, plumbing and pool professionals know your systems best. ## Air and humidity - Leave the air conditioning running. Agree a summer setting with your air-conditioning provider that keeps indoor humidity below 60 percent - Have the system serviced and the filter changed before you leave - Open interior doors, closets and cabinet doors a little so air can move - If you use a dehumidifier, make sure it drains on its own ## Water - Ask your plumber whether to shut off the main water supply or the water heater while you are away, and label the valves - If irrigation needs water while the main is off, have it set up to run separately - Run the dishwasher and washing machine empty, and leave their doors slightly open to dry - Check under every sink for slow leaks before you go ## Kitchen - Empty the refrigerator and freezer of anything that could spoil in a power cut - If you switch the refrigerator off, clean it and prop the doors open - Run the disposal with water, and take every bin out to be emptied ## Outside and the pool - Confirm schedules with your pool, landscape and pest-control providers - Decide your storm plan: what comes inside, and who closes or installs the shutters - Trim branches near the roof and clear gutters, through your landscape or roofing provider ## Vehicles and golf carts - Connect a battery maintainer, or arrange for the engine to be started - Check tyre pressures, and leave the vehicle clean inside to discourage pests ## Paperwork and people - Forward or hold your mail - Tell your insurance agent you will be away, and ask about any vacancy or unoccupancy conditions - Let your community association know your dates and who has access - Leave keys, codes and a backup contact with the person caring for the house, signed for in writing - Unplug electronics you will not need, and leave a few lights on timers A Haven Free close-up covers this list with you, room by room, and writes it into your home record so next year’s departure is simply a matter of saying when. Download the checklist (PDF) From Haven Free℠ · Updated 2 October 2026 The best arrival is the one where you notice nothing at all: the house is cool, the water runs clear, the refrigerator hums and there is milk for the morning coffee. Here is what makes that happen. ## A week or two ahead - Confirm your arrival date and flight with whoever is caring for the house - Book any service you want done before you arrive — cleaning, pool, pest control - Restart mail delivery for the day after you land ## Two or three days ahead - Set the air conditioning to your living temperature so the house is comfortable and dry - Turn the water and water heater back on, run every tap until it runs clear, and flush every toilet - Switch on and check the refrigerator and freezer, and the ice maker - Look for any sign of pests or leaks that appeared while the house was closed ## The day before - Open blinds and shutters as you like them - Make the beds and set out fresh towels - A few groceries in: milk, coffee, bread, fruit, water - Start the vehicles, check the tyres and connect the garage door remote ## Once you are home - Test the smoke and carbon monoxide detectors - Change the air-conditioning filter if it is due - Read through the season’s visit reports and any open items Arrival readiness is part of the ALWAYS membership and available to AWAY members, so the house is ready before you turn the key. The owners who sleep best through it are the ones who decided everything in May. Fill this in with the person caring for your home, and keep a copy where you can find it from anywhere. ## Decide before June 1 - Who readies the house, and how to reach you and a backup contact - What comes inside: furniture, planters, grills, decorations - Which shutters or impact openings are closed, and which are installed by a licensed provider - Refrigerator, freezer, water and air-conditioning settings during a storm - Where vehicles, boats and golf carts should be - Your insurance agent’s number and your policy number, and your community association contact ## Before the season - Have shutters and any generator serviced by licensed providers - Photograph each room and the exterior, so you have a record of the house before any storm - Keep important documents and valuables somewhere you can reach them from away ## When a storm is forecast - Confirm the plan with the person caring for your home - Outdoor items in and shutters closed, as agreed - Photographs of the house before the weather arrives ## After it passes - A visit as soon as it is safe and the roads are open - Photographs of every room and the exterior, shared with you - Licensed firms for any repairs, drying or tree work - Your agent told promptly, with the photographs, if there is damage Haven Free members keep this plan in their home record, and we follow it through the season with you. From Haven Free℠ · Updated 2 October 2026 Most homeowners policies were written with an occupied house in mind. When a home sits empty for part of the year, some policies set conditions — and the time to learn them is before you leave, not after something goes wrong. We are not insurance agents, and we cannot tell you what your policy says. What we can do is help you ask the right questions. ## Vacant and unoccupied are not the same thing Many policies distinguish between a home that is unoccupied (furnished, but nobody living in it for a while) and one that is vacant (empty of furnishings). Some limit cover for certain losses after a set number of days. The definitions and the number of days vary from policy to policy, so ask your agent to show you the wording on yours. ## Questions to ask your agent - Does my policy have a vacancy or unoccupancy condition, and after how many days does it apply? - Does my insurer expect the home to be checked on a schedule while I am away, and how often? - What records would help if I needed to make a claim — visit reports, photographs, service receipts? - What is my hurricane deductible, and how is it calculated? - Am I covered for flood? Flood is usually a separate policy, through the National Flood Insurance Program or a private insurer. - Would an automatic water shut-off device or leak sensors make a difference to my cover or my premium? ## Water is the quiet risk A slow leak in an empty house can run for weeks. Some private-client insurers now recommend automatic water shut-off devices for seasonal homes and may offer a credit for them — PURE Insurance is one example. If you add one, have it installed by a licensed plumber, and make sure whoever cares for your home knows how it works. ## Keep a record Dated photographs of the house before and after the season, receipts for service on the air conditioning, roof and plumbing, and visit reports all help you show the condition of the home. From Haven Free℠ · Updated 2 October 2026 In a Gulf Coast summer, the air outside a closed house carries a great deal of moisture, and it finds its way in. Without steady air conditioning to pull it out, humidity climbs, and mold does not need long to take hold on drywall, fabric, cabinetry and the backs of closets. ## What to aim for The U.S. Environmental Protection Agency advises that indoor relative humidity should be kept below 60 percent, and ideally between 30 and 50 percent. Agree a summer setting with your air-conditioning provider that holds the house in that range — a setting chosen only for the lowest electric bill can leave the house too damp. ## Why switching the air off is a false economy - Humidity rises quickly in a closed house, and mold can follow - Wood floors, cabinetry and furniture can swell and warp - Electronics, art and fabrics suffer in damp air - A system that has been off all summer is more likely to struggle when you switch it back on ## Early signs worth acting on - A musty smell when the door first opens - Condensation on windows or air vents - Spots on walls, ceilings, grout or the backs of closets - Doors and drawers that start to stick - A humidity reading that creeps above 60 percent visit after visit ## How we keep an eye on it On every Haven Free away-care visit we take a humidity and temperature reading with a handheld meter, check that the air handler is running and the condensate line is draining, and note any smell or sign of mold. The reading goes into your report, so you can see the trend across the season. If anything starts to drift, you hear from us with a recommended next step, and any repair is done by a licensed air-conditioning firm.
